Starting in early 2025, the Canada Secondary Suite Loan Program will offer low-interest loans of up to $80,000 to homeowners aiming to create secondary suites, such as basement apartments, garden suites, or laneway homes. The loans come with a 2% interest rate over a 15-year term, making it more accessible for homeowners to finance these additions.

Site-Ready Checklist

Before you start dreaming up furniture layouts, it’s important to know if your property qualifies for a backyard suite. Here’s what to check:

โœ… Zoning & Bylaws

  • Is your property zoned to allow ADUs?

  • Are there restrictions on size, placement, or use (i.e. short-term rentals)?

โœ… Lot Size & Layout

  • Minimum lot size typically starts around 280m² (3,000 ft²).

  • Side/rear setbacks and distance from main house apply.

โœ… Utilities

  • Can your home handle the additional power/water load?

  • You may need a 200 AMP panel upgrade if you're planning electric heat.

โœ… Emergency Access

  • There must be a clear 1.2m path for emergency crews to reach the unit.
