Is your property zoned to allow ADUs?
Are there restrictions on size, placement, or use (i.e. short-term rentals)?

✅ Lot Size & Layout

Minimum lot size typically starts around 280m² (3,000 ft²).
Side/rear setbacks and distance from main house apply.

✅ Utilities

Can your home handle the additional power/water load?
You may need a 200 AMP panel upgrade if you're planning electric heat.

✅ Emergency Access

There must be a clear 1.2m path for emergency crews to reach the unit.
