Sarah & Riley

Teacup was well organized and everything in the builds showcased attention to detail. Seeing others who have gone with Teacup, live in their builds for many years, was important as well knowing they have longevity. The Ruby plan caught my eye, as well as a few others. They were smartly designed and reviews were fabulous. They are built for Canadian temperature which is very important.

I had looked at some second hand tiny homes on marketplace and choosing to go with Teacup Tiny Homes was an easy decision. I've followed them on Instagram for sometime and loved the design and products they were creating. I had looked at several of their build outs on Youtube which reassured me I was choosing the right builder, one that builds for Alberta weather, especially winter plus good design and quality work, a perfect trio!

If you're looking for a tiny house builder look no further! We just got ourselves a Ruby and are IN LOVE! The design, craftsmanship, functionality, and use of space is AMAZING! It looks like an interior home magazine in here! But that's not all! The entire process was SO EASY, from the sales/on-boarding, to the design meetings, and then throughout the build communications were AWESOME! It was even ready faster than initially planned! The entire Teacup team are INCREDIBLE!

Frequently Asked Questions

How much is a tiny home delivery?

While delivery costs depend on location and accessibility and should be quoted on a case-by-case basis, most of our clients choose to manage transport themselves. This often saves on extra costs and insurance that Teacup would need to factor in. Although the delivery expense may seem significant, our clients find it’s well worth it to have a high-quality build that stands the test of time. Many customers initially consider local builders to avoid delivery fees, but they ultimately choose Teacup for our superior craftsmanship, durability, and expertise. We’ve seen too many cases of poorly built homes that end up costing homeowners far more in repairs, heating, and frustration down the road. Investing in a Teacup Tiny Home means getting it done right the first time—delivery included—because your home’s quality, safety, and comfort are worth it.

A few delivery cost examples are:

Tiny Home RV Delivery to:

  • Southern Ontario: $9000.00
  • Whitehorse YK: $9000.00
  • Spokane Washington: $3600.00
  • Tiny Home On Foundation:
  • Southern Ontario: $12000.00 to $13,000.00 (depending on access)

Do you offer financing options?

We work with third-party financing partners who may be able to offer RV financing for our RV and Park Model homes. To qualify, you’ll typically need a good credit score, a strong credit history, a down payment (usually 20%-30%), and proof of income to support the payments. Some clients choose to have a co-signer to strengthen their loan application. If you meet these requirements, we can connect you with one of our financing partners.

For tiny homes on foundations, it’s best to discuss financing with your bank or financial institution. These types of loans may include a HELOC (Home Equity Line of Credit) from your existing property or a chattel mortgage. We recommend speaking to your lender to explore the options available to you.

At Teacup, we use payment draws during construction, so you won’t pay in full until your home is complete. This applies to both financed and cash sales, ensuring you have flexibility throughout the build process.

What Are the Extra Costs for a Tiny Home RV or Park Model?

When purchasing a Tiny Home RV or Park Model, there are some additional costs to consider for setting up your home once it arrives. These costs ensure your unit is properly supported, connected, and weather-ready:

You’ll need to prepare a level area for your tiny home and install support blocks to ensure proper stability.
Estimated Cost: $1,000 - $2,000 CAD

Our tiny home RVs and park models are designed to be “plug and play” like a traditional RV, which means they can be easily connected to power, water, and sewage.
Estimated Cost: $500 - $1,500 CAD (depending on proximity to services)

2. Cold Weather Considerations
Heat Taping:
If you’re in a cold climate, heat taping your water lines is essential to prevent freezing.

Insulated Skirting:
Proper skirting is crucial for maintaining warmth and protecting your unit during winter months.
Estimated Cost: $2,000 - $4,000 CAD (depending on material choice)

What Are the Extra Costs for a Tiny Home Installed on a Foundation?

When planning for your tiny home setup, it's important to consider a variety of costs beyond just the purchase price of the home. Here's a detailed breakdown of potential expenses:

1. Extending City Services
Depending on your location, you may need to extend city services like sewer, water, electricity, and gas to your property:

Sewer Line Extension

(Includes piping, connections, and installation for gas appliances.)

2. Site Foundation
If you’re installing a tiny home on a foundation, you’ll need a solid base:

Screw Piles (8 screw piles)
Estimated Cost: $3,500 - $5,000 CAD
(Includes materials and installation, with each screw pile costing $400 - $600 CAD.)
3. Home Hook-Up and Installation
Connecting all utilities and setting up your home:

(Includes connecting all utilities—water, sewer, electricity, and gas—plus testing and securing the home to the foundation.)
4. Modular Home Skirting
Skirting protects your home from weather elements and improves energy efficiency:

Estimated Cost: $3,000 - $5,000 CAD
(Includes materials and installation for vinyl or metal skirting.)
5. Permit Costs
Permit requirements and costs can vary widely depending on your municipality:

Utility Connection Permits (Sewer, Water, Electrical, Gas)
Estimated Cost: $500 - $1,000 CAD
(Covers inspection and approval for each utility extension.)

Building Permit (Foundation and Installation)
Estimated Cost: $1,000 - $2,500 CAD
(Includes approval for the foundation, structure, and modifications on the site.)

Zoning and Occupancy Permits (if required)
Estimated Cost: $500 - $1,000 CAD
(Verifies compliance with local zoning laws and land use regulations.)

Total Permit Costs:
Estimated Cost: $2,000 - $4,500 CAD

6. Craning and Placement Costs
If craning is required to move your tiny home from the truck to the foundation:

Crane Rental Fee
Estimated Cost: $200 - $500 CAD per hour
(Depending on crane size and local rates.)

Minimum Crane Rental Duration
Most companies require a minimum 4-hour rental, even if the job takes less time.
Estimated Total Minimum Cost: $800 - $2,000 CAD

Operator Fees (if not included)
Estimated Cost: $150 - $300 CAD per hour
(Some companies charge separately for the crane operator.)

Site Assessment Fee (if required)
Estimated Cost: $200 - $500 CAD
(This covers a pre-lift assessment of the site.)

Total Craning Cost Estimate:
Estimated Cost: $1,000 - $3,000 CAD

Updated Total Estimated Cost (Including Permits, Setup, and Extra Costs):
Low-End Estimate: $19,000 CAD
High-End Estimate: $40,000 CAD

As you can see there can be a wide range of costs that will depend on your site.  It is important to try to get these costs included in your financing for your tiny home installed on your site.
